Here you can find information on architectural principles and arrangement of the project site. Below the main zoning decisions about the site are demonstrated briefly. Following parts display the detached single villa locations on the site plan, and offers brief information on various plan types of detached villas. The project site has been divided into four zones.

Zone 1 will accommodate Type A single detached villas, and Zone 2 accomodates Type B single detached villas. The showvilla, built for demonstrating the architectural design, material choices and workmanship, stands at the top of this zone.

Zone 3 has been designated as a commercial area, adjacent to the main road, offering low density small- and medium-scale shop, cafe and office units, as well as a supermarket scheduled to open its doors in summer 2008. This area will also house sport and recrational facilities.

Zone 4 is the land that is reserved for small studio and apartments. For the design and specifications of the apartments please see the apartments page.

An important decision of the architects was to design the inside and outside areas of the property to act in continuity. In warm climates, it is important to include into the structure of a building an opportunity to open the internal living area out on to the external space, creating a combined area that is both inside and outside. Full height doors leading out onto the large patio area create this sensation of space, in harmony with the traditional architecture of the historical town.

The Type A1 villas contain a split-level living room that looks out over Kalkan. The upper gallery creates a wonderful feeling of space when sat on the lower level. The construction of a basement is optional, though it provides a large space that can serve as a hobby room and extra storage area. (3 ensuite bedrooms + living room + large hobby room (can be converted into an ensuite bedroom and a lounge) - 232 m2 closed space not inc. basement)
 
 
In Type A2 access to the property is on the ground floor, which leads into the living/dining area, with doors leading to the kitchen and a washroom. Patio doors lead from the kitchen onto a wooden veranda on the southeastern facade. (4 ensuite bedrooms + 2 living rooms - 349 m2 closed space)
 
 
The Type A3 has an open-plan kitchen-living/dining area on the ground floor, as well as an en suite double bedroom and shower room. The dining area contains a gallery from the first floor and a window that covers two storeys. Full height doors from the living area lead out onto the patio and swimming pool. For people wanting a lot of space and many rooms, the Type A4 is a must. With potential for 5-bedrooms, the A4 would fit the requirements perfectly for those with large families or looking to open a guest house. (5 ensuite bedrooms + 2 living rooms - 253 m2 closed space not inc. basement)
 
 
The Type B villas have a smaller plan than the Type A, however, all will have lower ground floors to take advantage of the daylight from many facades. The main entrance is on the ground floor, opening onto a large living area with an attached kitchen. Doors lead onto a large balcony overlooking Kalkan Bay. The lower ground floor incorporates a further living area, en suite bedroom and kitchen, everything needed for the creation of a saperate studio apartment. The architects of Olivia Villas opted for a modern and simple design, and have chosen materials that are in keeping with the local qualities and traditional architectural features of the town. Modern building materials will be used where necessary to keep up with modern requirements.
 

In the design of the landscape all efforts have been made to create an area in which all elements are living or functional, in order to avoid any unusable garden area. For privacy, a buffer zone of planting creates a visual and sound barrier from the street. All plots contain a swimming pool of around 30 m2, with large patio areas for sunbathing or entertaining.
